As for the two story setbacks, ADUs with two floors must have a four feet rear yard setback and the same for the side yard.
  • No fire safety measures are required, only if your primary dwelling does not fall under fire sprinkler requirements.
  • There are plenty of design guidelines applicable to the project. Exterior materials must be compatible with primary single unit dwelling and other existing units. If the ADU unit balcony, open stair landing, or any other universal access design features, are located towards the side or rear lot line, they have to be at least three feet in height.

And these are not all of the site constraints for one accessory dwelling unit. Even if the design does not match, your project might not be approved.
